PRECONSTRUCTION SERVICES

The outcome of a project is established during the preconstruction phase.  When it comes to preconstruction services, MKS Builders provides unmatched knowledge, experience, and expertise.  We pride ourselves on the accuracy of our budget estimates.  We provide you with a thorough, detailed construction budget with as many alternates and options as possible.  During the preconstruction phase, we work closely with the client and architect to identify long lead items, incorporate materials and durations into the construction schedule, and develop a Master Project Schedule with realistic goals.  It is during this phase that we ask how we can improve the overall outcome of the project.  What other value engineering ideas can be utilized on this project?  How can we cut down on cost and shorten the schedule? Improve the quality of the project?  Based on our experience, most of these questions are answered during the preconstruction phase.  

QUALITY CONTROL

No matter how big or small, MKS Builders implements our unique and particular Quality Control/Quality Assurance Program for every project.  With the highest standard of quality work from all of our superintendents and subcontractors, our goal is to have zero punchlist at the end of every project. We are committed to the belief that this is attainable and work with each of our clients with these principles in mind. 

DESIGN/BUILD

Our close partnership with a number of carefully selected MEP subcontractors allows us to properly build the right team that fits the project the best way.  By involving our MEP subcontractors early on in the project, we create a strong team that will clearly identify and define the design requirements and meets the clients’ demands and needs.   We have proven time and time again that our design/build management and approach not only adds significant value to the project, but also saves time and money.

CONSTRUCTION

At MKS Builders, construction is not only the art of building something meaningful in our communities; it is creating a safe environment for everyone, understanding the client’s needs, properly managing the project so that all team members are on the same page, eliminating surprises, minimizing disruptions to end-users and other tenants, exceeding the client’s expectations and building lasting relationships.   The success of the project management team at MKS Builders is a direct result of accurate cost analysis and forecasting.  We provide frequent updates on costs and changes because we strongly believe there should be no surprises when it comes to your project.  In addition to frequent cost updates and overall construction schedule, we also create and provide you with a weekly schedule update that forecasts the next three-weeks. 

CLOSE-OUT

The single most important value at MKS Builders is the value of our relationship with our clients.  We want the close-out process of a project to be as exciting and fun as the initial planning stage.   We are fully committed and will remain intact until all items are 100% completed.  Our close-out package will be submitted to you immediately and will include the final sign-off from the City, all required as-built drawings, warranty certificates, list of all materials and finishes used on the project and our contact information that you can use 24-hour a day/7 days a week.
